Do’s and Don’ts When Hiring a Contractor
- Get a clearly written proposal or contract that details exactly what work will be done, including cost and payment terms. It should also include a written explanation of your warranty coverage.

- Before signing any contract, contact your local building department and the Florida Department of Business and Professional Regulation (850-487-1395) to verify that the company is licensed and to check for any complaints.
- Make sure the roofer has workers’ compensation and general liability insurance. Ask directly: “Are your workers covered under your company’s insurance, or do they carry their own?” It’s illegal for crews to carry their own liability if they’re working under the company’s license.
- A deposit should not be necessary. Most supply houses keep materials in stock, so a deposit request may indicate issues with company capital or credit.
- Always get a lien waiver from the contractor after making your final payment.
