What Every Property Owner Should Know

By using this simple checklist you, the property owner, can be assured that you are complying with the law, protecting yourself against unwarranted insurance claims and that you have an avenue of recourse in the event that you do not receive what you contracted for.

Get a clearly written proposal

Be sure your contract that spells out exactly what will be done including cost and payment methods. Be sure it includes a written explanation of everything that is covered in your warranty and that both labor and materials are covered under warranty. Most manufacturers guarantee their materials but labor for replacement is not always included. Be sure you have a labor guarantee.

Call your local building department

Before you sign any contract, be sure to call your local building department and the Florida Department of Business and Professional Regulation (850) 487-1395 to verify that the company’s license is active and understand any complaints that have previously been filed.

Protect your interest

Beware of any requests for unusually large sums of up-front money before beginning work.
Make sure your roofer has workers' compensation insurance - required by state law.* You could be held liable if a worker is injured and there is no workers & compensation.


Make sure your roofer has general liability insurance, too. Without it, any damage to your house will be your problem.

Building Permit

Require your contractor to obtain a building permit and post it on the property before work begins. Never apply for a permit for the contractor.


Lien Waiver

Be sure to get a "lien waiver" from the contractor when you make a lump sum or final payment for any project. If, for any reason the contractor does not fulfill the terms of the contract, contact the Florida Department of Business and Professional Regulation. You may also file a complaint with the Florida Construction Industry Licensing Board at (850) 487-1395.
